With the Fitness for Human Habitation Bill likely to be passed before the end of the year, this is the time for lettings agents and landlords to be ensuring that their properties meet the new regulations and taking steps to rectify problems if they exist.
The Bill will be taking its lead from the Housing Health and Safety Rating System (HHSRS), which sets out 29 hazards that mean a home is unsafe. Originally created as a guide for local authorities, the hazards will now be incorporated within the Bill to determine whether a property passes or fails a fitness for human habitation test.
