HHSRS Checklist: A Key Part of the Homes (Fitness for Human Habitation) Act 2018

Lettings agents, property managers and landlords should all be aware of the Homes (Fitness for Human Habitation) Act 2018. The Act is using the 29 hazards listed in the Housing Health and Safety Rating System (HHSRS) to help define the categories that determine whether a house is "fit for human habitation".

The Act takes its lead from the Housing Health and Safety Rating System (HHSRS), which sets out 29 hazards that mean a home is unsafe. Originally created as a guide for local authorities, the hazards will now be incorporated within the Act to determine whether a property passes or fails a fitness for human habitation test.

Lettings agents need to know what the HHSRS list includes, so we've created a new checklist so you can ensure you're fully aware of everything it includes, such as:

  • Uneven surfaces
  • Poor hygiene
  • Inadequate security measures

The checklist is completely free to download - complete the form to the right to access it immediately.
